Adding Properties

Follow these steps to create property profiles and customise them.

Intro

Property Profiles are the first step to managing a property on Managed App. Once you have a property profile, you will have an owner profile plus the ability to add a lease to it and start processing rental payments.

Step 1

Once logged in, click the Properties menu and then the Add a Property button

Step 2

Add the basic information to the form starting with the Portfolio the property falls under and how you won the management. Next, add the property address and complete the features section.

When you arrive at the owner section, this is where you can create your Owner's personal profile. If your owner has multiple properties, you can connect them all to this profile by simply using the same email when creating additional property profiles. If a property has more than one owner later, we will show you how to add them later in this guide.

Hint: If your landlord does not use email, just put a fake email in for now.

Is the property owned by a company, super fund, or trust? If so, you can nominate this entity and the contact details. These details will appear on statements and reports but remember that changes here only update this property.

Important: This setting is separate from each owner's profile and personal login details.

Next up, enter all your agency fees. You can change calculation methods on some fees by clicking the drop-down box. Fees are automatically created by the system based on events and tasks.

Remember: All amounts and fees are inclusive of GST. So if you charge a 6% management fee, enter 6.6%. If you charge 1 week's Rent, enter 1.1 weeks.

Once all the information has been entered, click Save to create the property profile.

Step 3

You can now add some further information to your newly created property.

Firstly, add any additional owners by clicking Add an Owner

If this new owner shares in the income, you can also nominate their ownership percentage by enabling split payments and assigning them a share. Don't forget to click Save after adding owners and changing ownership structures.

You can then upload a photo of the property - this will be used on all thumbnails and the property profile itself.

You can add then some Strata details (if the property falls under a strata plan), assign your property manager, and also add any key information for the property.

Remember: The assigned property manager will receive all alerts for this property

Step 5

Once you have customised the property, you can click overview at the top of the page to go back to the property profile.

If you have any documents, you can upload them on the overview screen.
