Make changes to your lease using our Lease functions

Viewing Leases

To find a lease, in the Property Profile, click on the Lease tab.

You can then find:

  1. Active Lease: The current active lease in place

  2. Upcoming Leases: New leases that have been entered to take place

  3. Past Leases: Terminated leases and their history

There are several items you can amend on the active lease including whether the rental amount includes GST, if the tenants are liable for Water Usage charges and the current water meter reading, and also if the lease is a Month-to-month (periodic) tenancy. If you set a lease as Periodic, the app will not continue to generate lease renewal tasks for you.

You can also upload any lease documents to the lease.

Using Lease Actions

There are multiple action buttons on the current lease. The Adjust Frequency button is available when you first activate the lease just in case you set the wrong payment frequency ie the lease is $500pw but you accidentally added $500 per fortnight.

The Adjust Rent function is used to issue rent increases or reduce rental amounts.

Remember, you cannot change the rent mid-cycle. If you need to do that, terminate the lease and start a new one from the change date at the new rate.

Once entered, you can track the upcoming adjustment at the bottom of the Lease tab.

If you need to make changes to the lease dates such as First Payment Date or recurring activities, you can click Adjust Dates.

Remember, if you adjust the first payment date, it will shift the whole ledger and all payment periods accordingly, for example if you move the first payment forward a week, the paid-to date will also move forward 1 week.

If you have any changes to the bond held or the Bond number, you can click the Bond button.

Finally, all changes to the lease are logged on the Audit Log. You can see what user made the change and when.
